Booking Terms and Conditions


Reservations are held for 7 days pending the receipt of a £100 deposit as confirmation of your booking. 

Balances are due 6 weeks before your arrival day. If the balance is NOT received by this date, the deposit will be forfeit and we will be entitled to re-let the property.

Once you have booked your holiday with us this is a legal contract so we recommend that you take out travel and cancellation insurance. If you need to cancel we will attempt to re-let. If we are unable to do so no refund will be payable. If we are able to re-let, a refund will be payable minus £25 administration charge.

In the event of our being unable, for any reason, to honour your booking, our liability will be restricted to repayment of the deposit/balance received from you.

Arrival - The cottage will be ready from 3pm on the day of your arrival.

Departure – we require you to leave no later than 10am on the morning of your departure, in order to ensure the property is ready for our next guests.

Occupancy - The property is offered only on the understanding that no more than the maximum number of people indicated at time of booking shall use it.

Pets - sorry we cannot accept pets (including visiting friends’ pets).

Smoking – the cottage is strictly non-smoking.

Electricity and central heating is included in the rental cost.

We ask that you leave the cottage in a clean and tidy condition.

Please advise immediately of any breakages or damage that may have occurred. We respectfully ask that you reimburse us with a suitable amount to be agreed to cover the damage.We do not have a long turnaround time between guests so we do need to know immediately if there are any problems to ensure our next guests have an enjoyable holiday.

If on departure it is apparent that you have been smoking, or have damaged or broken any items and not informed us, you will be liable for their repair, replacement or extra cleaning and you will be charged for this.

We do not accept liability for any damage, loss or injury to any member of your party or any vehicle or possessions anywhere on our property during your stay.
